A Pasco resident recently contacted our office, and sent us the paperwork he received in the mail on his three properties. Two of the documents came from County Records Office, LLC out of Tampa and the third came from "Property Records" out of Tallahassee. Hmmm, mailings from companies in Tampa and Tallahassee offering to provide this gentlemen with paperwork on his Pasco properties for $89.00 and $115.50 respectively? That seems a bit steep to us, as we provide these documents for free!
The resident wrote, "As Pasco is undergoing huge new build growth right now, tens of thousands of residents will be receiving these letters and many will waste their money, thinking these documents are a must."
We couldn't agree more.
We can't call this a scheme or a scam, because what these individuals and companies are doing is completely legal. They are providing a service, albeit, at a premium price. For a fee of $89 dollars, or whatever number they want to come up with, they will provide you with a copy of your recorded deed, and a Property Profile. That profile will include information such as a legal description, parcel ID number and assessment and tax information.
Everything that organization is willing to provide to you for a price, we will provide for free. Simply log onto www.pascoclerk.com and search official records. You can also come down to our offices in Dade City or New Port Richey and we will provide a copy for $1. If you need it certified, that will be an extra $2.
